BUILDING INFORMATION MODELLING (BIM)

By leveraging 4D BIM, we integrate time-based data to streamline construction scheduling. With 5D BIM, we add a layer of cost analysis and budgeting to the model.

This integration, along with the expertise of our Quantity Surveying team, strengthens the process by providing precise, real-time cost estimates and ensuring accurate project forecasting. It also supports clash detection and enables more informed decision making throughout the project lifecycle.

This seamless co-ordination between design, construction, and quantity surveying teams optimises project outcomes, ensuring accurate cost control and efficient scheduling from concept to completion.

Revolutionising Housing Development

We played a key role in developing Kāinga Ora's Velocity program, which evolved into the Housing Delivery System (HDS) using LeanKaizen, and Agile methodologies. These operational management approaches helped streamline processes and optimise planning, enabling us to deliver high-quality homes more efficiently.

HDS is designed to tackle the complexities of construction by breaking down work into equally timed tasks, ensuring that each task is small enough to be predictable in terms of outcome, quality, effort, and cycle time. This approach helps mitigate delays, reduce uncertainty, and improve overall project reliability. Similarly by fostering collaboration among teams and stakeholders, it leads to smoother project delivery.

Building on this experience, we’ve successfully applied the HDS principles across a range of projects, consistently improving efficiency, quality, and collaboration in our design and delivery process.

Our commitment to sustainable practices and Passive House principles influences how we design our buildings, ensuring they have a reduced environmental impact over their entire lifecycle.

We have an ongoing commitment to ensure the following:

  • Employing in-house Homestar Assessors and designers with extensive Passive House experience.

  • Commitment to sustainable building practices and principles.

  • Continuous upskilling to align design with modern technology and industry advancements.

  • Collaboration with Kāinga Ora to achieve a minimum Homestar 6 rating, with a goal to exceed where possible.

  • Pursuing Toitū Envirocare certification to reduce environmental impact and promote a sustainable business model.

  • Embedding sustainability principles across all projects.
